Grupa 5 Architekci | Harmony Office Centre

Concept & Competition G5-HOC-MC028

Commercial office building with retail on the ground floor. The Grupa 5 design was chosen in a design competition. The building consists of three independent segments standing on a one storey plinth housing office lobbies, retail and restaurants. The exterior façades are stone and glass, whereas the interior façades are glazed.

G5-HOC-MC019SUMMARY OF DESIGN PRINCIPLES FOR PHASE 1

Commercial offices and retail building A (phase 1 of the development) constitutes the east face of the central courtyard at the crossing of two main internal streets of the “Eko-Park” development in Warsaw.

G5-HOC-MC021I . MAIN PRINCIPLES

Building A is accessible from the east (courtyard) and west (Chodkiewicz street access) side. On the courtyard side retail entrances and on the street side office lobby entrances have been located. The clear division of functions has been preserved.

A ground floor covered galleria connects the west and east parts of the building as well as the courytard with the street entrance

The upper floors consist of three longitudinal office blocks with green courtyards in between them.

G5-HOC-MC022II. RETAIL

Retail located on the ground floor are open to the courtyard and onto the internal galleria, which permits office staff to shop during breaks.

At entrances to office lobbies a bank branch and a newsstand have been located.

At the other end of the galleria, next to the courtyard a café and a restaurant is foreseen-easily accessible from both office and residential.

The galleria shall be closed for the night. A car dealer and furniture store face the courtyard.

The upper floors consist of three longitudinal office blocks with green courtyards in between them, accessible to office workers.

Independent entrances to office lobbies on the ground floor are located directly underneath each office block. There is also additional office space on the ground floor, between left and middle entrance hall.

The floor plan can be easily divided into 1,2 or 3 office spaces with separate service areas and toilets.

Between office buildings there are corourful, glass boxes hanging on the facades, cantilevered over the green courtyards. Spaces in these boxes can be used as small conference rooms or offices.

G5-HOC-MC008IV. FACADES

Office buildings facades are designed as a combination of geometrically arranged panels of stone, glass and aluminium of different sizes. Every office room has a full hight window with a glass balustrade in front of it. Vertical stripes of windows are interspersed with stone stripes.

The inner facades shall be fully glazed to let maximum amount of light inside.

Boxes shall be clad with colour-printed glass.

G5-HOC-MC013V. PARKING

Three office buildings are connected by two-storey, underground parking with about 300 parking spaces. There are also about 30 parking spaces on the street level situated close to the main entrances. Parking space factor equals about 50 p.s. for 1000m2 of whole office and retail rentable area.
