This apartment is the result of collaboration between an economist and a designer. The main idea was to reflect the form of life of someone who lives temporarily at Miami Beach, the visitor who has a few feet of land on the beach and desires a practical, flexible place, with the comfort of an hotel suite, considering the minimum maintenance and the maximum value per square feet offered in the market. We made use of a series of installations seeking to incorporate new art forms to design. Projectional methodology with the subtlety of applied art. The result, a new typology that we have defined as low teck – high end. With very simple resources and incorporating the existing valuable elements we redesigned the treatment of the apartment´s interior: the floors were turned into horizontal murals with the application of texturized and acids.
The roof with partial substraction of pop corn in order to form a texture giving it an impression of tridimentionality. The use of color to differentiate the service spaces from the served, the property´s borders and the unit´s location with regard to the sea on one end – and that from the scenery and the corridor giving access to the apartment on the other end. The only dividing wall in the unit is movable and contains the deposit and closet space required. Worked in wood and latex it confers flexibility to the user. Some ideas on the treatment of light were incorporated through an installation on the facade facing the sea where, by means of a system of layers that go from absolute black to the subtlety of silk allowing us to control with zippers the desired levels of interior light, at the same time unifying the interior fractured facade into one only element, more homogeneous but rich in variability. A set of mirrors bring the scenes from the sea up to the innermost parts of the enclosure, and the DJ booth idea is incorporated as an office.
As an experiment to deliver a different product to the market, the unit became a project to maximize its values with the lowest possible budget. An area of 700 square feet was renovated, electric plumbing, air condition, data computer, etc. It was designed to host a potential buyer from the East Coast or Europe, who would find low maintenance and spacial flexibility with all the comfort and services of a suite.
We rationalized the unit areas by integrating the services, such as the kitchen, entrance hall, utility room, DJ office booth, and bathroom in a transitional portico between the outside (public hallway) and the inside of the unit. The social and private areas were integrated as one area that will be flexible to grow be reduced as the tenant may require, so the partitions between them are a system of bakery cars attached to each other creating a small train that will be used as closet space and can be moved creating the needed privacy.
Thefacade that faces the ocean was treated as a unit with the incorporation of a frame that had two layers of fabric; the first one a black out curtain with a system of zippers that can open and close as the tenant might desire allowing the lights to make an effect over the second layer of fabric that is more subtle, adding sensuality and incorporating movement to the curtain installation. The floor was treated in a way that would use what we found on the unit, a concrete floor. We applied a series of anti-sliding stripes creating a pattern on the floor, polished it and removed the lines to obtain a surface with deepness and texture, finally applying acid to obtain a dark color that will reflect the light from the outside.
Four wood pannels were placed to define the areas of the unit. One in the bedroom areas as a back part of the bed, incorporating light in it and a baseboard done as a mirror; the others in the living area with the same treatment that will define the sofa area. The other two composing the portico area of the services, the office booth and the kitchen; both opening to the primary living and slapping areas.
The kitchen and the office areas were designed with second hand industrial appliances, the light fixtures were recycled from junk stores with new wood bases, closets with wood grid for the a/c unit and coloured glass pannels for the interior of the shower and frosted glass doors for bathroom doors.
The furniture selection was chosen to add value to the existing layout: Hans Wagner sofa bed for the living area, Droog design chest of drawers as coffee table in the bedroom area, George Nelson table with Droog design table cloth, long coffee table in living area by architect , with latex cloth. Danish bench with lamp and telephone, etc.
Four months after it had been remodeled the unit was evaluated in US$ 80,000 more than what the client had paid for it and, 3 weeks after being in the market it was sold for what he had expected. It was the first unit in the building to break the US$ 250,000 price, 20% more than other renovated units in the same location. The buyer was captured by the use of space and the character of the apartment, more than the existing square footage. The buyer was a lady 62 years old.
