This residential complex is located in the heart of the small towm of Elmas, in Sardinia. The project test strategies of insetion in a cosolidated urban context by working with two existing elements: two important roads (State Roads 130 and 131) anc the surrounding urban fabric. The configuration of the volumes of the residences thus seeks a relationship with the scale of these primary infrastructures and with the articulation of its immediate surroundings, charaterised by the Town Hall.
The result is a horizontal succession of volumes, visible from cars passing in the distance, fragmented by vertical cuts that allow those approaching the building on foot from the city centre to identify the individual units of wich it is composed. The complex, unlike the residential buildings adjacent to it, is not fenced off, but left open to the city and the nearby Town Hall, allowing the public to access its spaces.
The project focuses on elevated standards of inhabitability, linking its residential functions with the commercial units and services at grade. The diverse building typologies are inserted within a structured system of public spaces and gardens, ensuring maximum accessibility to and the use of open spaces. The volumes bend and break to form a complex system that alternates planted areas, using a primarily urban logic. The buildings are intentionally simple: the residential volume resemble white parallelepipeds resting atop the black base of commercial units.
Full-eight windows and verandas in niches define the rhytm of the elevations and create an alternation of solids and voids. The entire lot is treated as a large plate that covers the underground parking spaces for residents. The unit typologies were studied to expressthe widest variety of sizes (the apartments are all different from one other), and guarantee the possibility for substantial layout modifications. The commercial units at grade offer free plans able to host a wide range of activities.
